We listen to our clients. Each project is individual and bespoke to their family life or nature and size of their business. Our preference is to meet at the client at their home or premises to fully establish the design brief and appreciate the current use of their current space.

During the discussions, the client is made aware of the preliminary associated architectural design fees and an indication of additional consultants and professional bodies to be appointed at this stage, to enable a budget cost to be ascertained.
Following our fully detailed measured survey, we produced scaled, architectural drawings as our base to produce our feasibility sketch designs.
These designs will incorporate the suggestions made by our clients, we may present an alternative proposal illustrating further design solutions, and a reasoning as to why these have been suggested, again maximising potential.
The purpose of the outline drawings are to fully ascertain the design brief as been met and any additional features, finishes and bespoke items to be incorporated, prior to the development of the detailed architectural working drawings.
The sole purpose is to fully enhance your existing space and maximise its potential.
We apply our architectural design skills to produce new structures, renovate/convert existing modern or period properties. The new design should also take cognizance of the surrounding buildings, vistas and outlook, constraints and attributes associated with each individual location.
Maximising the building fabric performance is generally the aim for all new buildings, extensions and refurbishments. Heat loss calculations will be prepared for submission to the Building Standards.
The completed architectural drawing pack will also be structurally approved by the appointed Structural Engineer, in advance of submission to the Local Council, which will ensure the design elements are compatible with the stability of the project.
All associated paperwork, application forms and correspondence between the Local Council, Structural Engineer and any other external consultant(s) shall be conducted by Antonine Design to ensure consistency.
We pride ourselves with our approach to working with our Local Council Planning Office.
We work closely with the Local Authorities from the outset of the project to ensure the design massing and detailing are respecting the existing properties proportions, the current Planning Legislation and Guidelines, as well as the individual Planners’ preferences.
We provide the appropriate advice in relation to Planning Policies, Pre-application guidance supported by emailed responses by the Case Officers and completion of supporting paperwork for registration of Full Planning Applications.
Building Warrant applications are assessed by a separate department within the Local Authority, we again liaise directly with the allocated Case Officers to ensure Building Warrant Certification is granted to enable on site construction works to commence.
Virtually all projects will require a Structural Engineer, to help develop our designs and provide detailed calculations, we have a good working relationship with several local firms.
In addition, we have worked alongside Planning Consultants, highly competent Building Contractors, Landscape Designers/Contractors and SAP Assessors to ensure our complete design fully develops, to your full expectations.
